Welcome- Energy Performance Certificates (EPC) are required by law on any property being constructed, sold or put up for rent. If you are a landlord you need to make an EPC available to prospective tenants the first time you let your home. With the abolition of HIP's an EPC is still required if you decide to sell your home. In both circumstances the certificate is valid for 10 years. The certificate will give prospective tenants or purchasers an easy to read guide to the likely energy costs of occupying the property in a similar way that current 'white goods', such as a fridge or washing machine, have an efficiency label. You do not need to rent or sell your property to get an EPC. The government is committed to comply with EU Directive 2002/91/EC which aims to promote improvements in the energy performance of buidings. Domestic energy consumption causes 25% of national CO2 emissions, and heating uses 90% of energy in the home.
